Since 2007 for sold properties and 2008 for Rented properties it has been a legal requirement to have an EPC when marketing a property. The Vendor / Landlord is obligated to get the EPC in place within 30 days of instructing an agent to market the property.
The EPC gives a snap shot on the energy efficiency of the property by looking at wall type, heating system, glazing, lighting and loft insulation. The calculations are based on age of the property, wall type and any improvement/measures added to the property.
The certificate rates the property between A and G.
NOTE The Property will need to meet a minimum of an E rating in 2018 for all rented properties or there could be restrictions on letting the property.
The proposed move to a minimum of a C rating in 2025 and 2028 has been shelved till further notice
As each EPC is valid for 10 years any EPC registered in 2008 will need to be renewed in 2018 supporting the new regulations for rented properties.
